Our client’s wishes

Our client, a US national, was referred to us by a UK broker within our network. After 20 years living and working in Switzerland, he relocated to the UK under a Skilled Worker visa, following an internal transfer within a large international corporate group. The move saw him step into a senior leadership position, helping to oversee the London operations of a sister company.

Having already started employment in the UK, the client wanted to establish long-term stability for his family. After undertaking a targeted property search, a suitable London residence was identified and an offer was formally accepted.

Our clients’ situation

The main complexity in this case stemmed from the client’s visa status.

His Skilled Worker visa was initially granted for a three-year period, which can significantly limit mortgage options. Many lenders will only offer mortgage terms aligned with the remaining duration of a visa, making it difficult for foreign nationals to secure longer-term lending such as a 10-year mortgage term.

In addition, the client received income from multiple sources, all of which required careful assessment and evidencing to meet serviceability criteria. Many mainstream lenders are reluctant to assess complex income structures, instead favouring more traditional and straightforward income profiles.

To address these challenges, a broader and more strategic approach was taken. The client’s senior position within a multinational organisation, his relocation to London with his family, and the clearly long-term nature of his role, helped establish confidence in his continued UK presence beyond the initial visa period.

This was further supported by the client’s substantial global asset base across both the US and Switzerland, highlighting his overall financial strength and stability.

To address these challenges, a broader and more strategic approach was taken.

Our clients’ outcome

Following a comprehensive assessment, the proposed lending structure was successfully approved. Despite a tight overall completion timeline of just one month, the case progressed efficiently, and wthin two weeks of approval, the property valuation was completed and returned with a satisfactory report. The case has since progressed to the legal stage, with all parties aligned to meet the required deadline.

The client expressed great satisfaction with both the outcome achieved and the speed of execution, including the smooth and timely onboarding process.
