Supporting an entrepreneur’s UK relocation through a regulated mortgage solution

A wealth planner, private bank and investment manager all-in-one.

Our clients’ wishes

We were introduced to a high-net-worth British entrepreneur who had recently relocated from Dubai to the UK. He was looking to purchase a £2,150,000 residential property in the north of England as his primary residence, bringing him closer to his family.

The client was seeking a lender that could understand his wider wealth profile, entrepreneurial background and long-term objectives. He required a £1,290,000 regulated interest-only mortgage, representing 60% loan-to-value over a 25-year term.

Our clients’ situation

The client is an experienced entrepreneur with a successful track record in the recruitment sector.

Having recently relocated his business interests from Dubai to the UK, he established a new UK-based company in 2025 to support his long-term plans. While the UK business was in its early stages, supporting financial information demonstrated strong trading performance and reflected the success of his previous ventures.

The proposal was underpinned by the client’s substantial personal wealth, including a diversified asset base of approximately £3,000,000 and strong liquidity position. This provided confidence in his overall financial profile.

In addition, the client was making a significant personal contribution towards the purchase and associated costs, while retaining considerable liquid assets following completion.

By taking a holistic view of the client’s financial circumstances, we were able to structure a tailored mortgage solution.

Our clients’ outcome

After considering the client’s income, liquidity, business performance and wider asset base, we structured a bespoke £1,290,000 regulated interest-only mortgage over a 25-year term. The facility was capped at 60% loan-to-value, subject to a professional valuation, and supported by a £70,000 charged cash deposit, equivalent to approximately one year’s interest coverage.

The charged cash deposit would also earn interest for the client. It would be reviewed once the client had provided two further years of company accounts. If profits and trading performance remained strong, we could consider releasing a portion of the funds.

While the client’s primary repayment strategy was to sell and downsize the property in 25 years’ time, alternative options included the sale of an unencumbered overseas property and retained cash and liquid investments which were deemed credible.

The solution enabled the client to progress his UK property purchase in good time. It also established a new private banking relationship and demonstrated the value of taking a holistic approach when a recently relocated entrepreneur has strong underlying wealth and income, but a limited UK company accounts history. The client was delighted with the overall outcome and service.
