Our client’s wishes

A Swiss national, currently based in Switzerland, approached us looking to refinance an existing mortgage he held with another lender. He owns a UK property and was wanting a new mortgage that continued to follow UK mortgage regulations. He was looking for a lender who could move quickly and understand his plans.

Our clients’ situation

Our client works in the medical profession and is preparing to spend much more time in London, with the goal of becoming a UK resident in the near future. To make the move smoother, he wanted his UK property ready for his own use.

His existing lender couldn’t renew the mortgage under the same terms because it’s a UK‑regulated loan, so he started exploring other options and was introduced to us through his broker.

Financially, the client was in a strong position. He has significant assets and has always met his mortgage payments. The only challenge was around proving his income. In Switzerland, tax information is finalised around 18 months after the year ends, which meant we couldn’t verify his most recent earnings in the usual way.

We put forward a straightforward, practical solution where the client would hold two years’ worth of interest payments in cash until his 2025 and 2026 tax returns were available. Half would be released after one year, and the rest after the second. Given his financial position, including assets held with his current lender, this approach felt both fair and sensible.

The only challenge was around proving his income. In Switzerland, tax information is finalised around 18 months after the year ends, which meant we couldn’t verify his most recent earnings in the usual way.

Our clients’ outcome

The client was delighted with the structure we proposed. His application was approved quickly, the valuation went through smoothly, and the mortgage offer was issued and returned without any delays.
