Our client’s wishes

At the end of December 2025, our long-standing UK clients approached us to renew their existing mortgage facility, which was held through a UK limited company.

During our meeting, it became clear that they were also planning to buy two additional properties, with both set to be added to the same company structure on completion.

Timing was one of their biggest priorities. One of the purchases needed to complete within just four weeks, while the second would follow a few months later. To make everything possible, they required a total borrowing amount of £650,000.

Our clients’ situation

As existing clients with an excellent track record, we already had a strong understanding of their financial position.

However, with interest rates being higher than usual, the rental income from their existing properties was no longer enough to comfortably cover the mortgage payments when we looked at the usual costs involved, such as taxes and service charges.

They also wanted the new mortgage to be on a capital‑and‑interest basis, which increases the monthly payments compared to interest‑only options.

After a detailed conversation, and by reviewing the expected rental income from the new properties along with the clients’ other income sources, we were able to take a balanced view. This gave us confidence that the repayment structure would still be fully manageable for them.

We arranged a mortgage at 50% of the property value, set over 20 years on a repayment basis.

To keep things flexible for them, we set the mortgage on a variable rate. This meant they could make extra payments or reduce the balance whenever they wished, without any early repayment charges.

Even with the tight deadlines, the application was approved quickly. The first release of funds was made soon after, giving the clients more than enough time to complete their property purchase. They were extremely happy with the result, and we were delighted to be able to support them.
