Our client’s wishes

We were recently introduced to Mr A, an Australian national and Partner at a leading law firm in Hong Kong. He contacted our team, aiming to refinance his UK property and raise additional funds to complete a renovation project that had lasted for nearly four years.

The property, valued at £4 million, had already had a large amount of investment. Mr A was looking to secure £2.4 million – 60% of the property’s value – to complete these updates and bring the renovation to a close. After years of delays, he needed a financial solution that would move the project forward and regain momentum.

Our clients’ situation

To fully understand Mr A’s position, our first priority was to assess his income. Although he had only recently joined his new firm, his employer provided a detailed projection of his annual earnings, supported by benchmarking data. This gave us confidence in the reliability of his income, especially when paired with his strong track record of bonuses and consistent earnings from his previous role. With a substantial bonus expected, Mr A also had a cushion for any unforeseen costs.

He also shared a comprehensive breakdown of renovation costs, and it was clear the project was well-managed, with most of the heavy lifting already completed. Given the level of detail and progress, we were comfortable releasing the full loan upfront, with no requirement for staged drawdowns.

Our clients’ outcome

We structured a two-year fixed-rate, interest-only mortgage to give Mr A predictable monthly payments and the financial headspace to focus on completing the renovation.

We also provided a ten-year term to align with his future plans, whether that be selling and downsizing or using other investments to repay the loan on his own timeline.

With the valuation signed off and the mortgage offer secured, the legal process is now underway. Mr A is finally on track to complete the project, and we were pleased to support him at this important stage.
