We recently worked with a UK-based client who was navigating a large life transition following a marriage breakdown. As part of this transition, they were preparing to sell their former marital home and begin a new chapter by purchasing a new property. During this time, they found a home that felt right for them, made an offer, and it was accepted. The next step was securing a mortgage to make it all happen.

Our clients’ situation

The client’s income originates solely from a buy-to-let property portfolio, which they hold with us. While this provides a steady stream of income, it doesn’t meet standard mortgage affordability conditions. The client was in the process of liquidating other assets as part of the separation, which would result in a substantial cash injection in the near future.

Our challenge was to find a way to move forward with the house purchase in the midst of these transitional circumstances. By taking a broader view of the client’s financial situation, we were able to structure a lending solution that worked. We used the buy-to-let portfolio as security and arranged for the mortgage to be pre-funded, giving the client the flexibility they needed.

A key part of the plan was the marital home. The client was due to receive 50% of the sale proceeds, which provided a reliable exit strategy. This allowed us to structure the loan with the understanding that it would be repaid in full once the sale was completed.

This approach meant the client could move ahead with buying their new home, even while navigating the complexities of divorce.

We successfully secured approval for a £2 million mortgage facility. The strength and value of the client’s buy-to-let portfolio - held with us - meant we could move quickly and confidently, using it as security for the loan.
