The UK property market has remained strong over the past 12 months, albeit for the initial dip in Q2 2020 when house viewings could not proceed due to the pandemic, with the property tax holiday seen as the main drivers for this growth.

Focusing in on England, we discussed what options remain available to buyers with regard to the tax breaks, when they end and what else should residential property investors be aware of. The conversation concentrated on buyers who are not UK resident.

The session was led by Mary Humphreys, senior trust manager at Nedgroup Trust. She was joined by Anna Douglass, solicitor and counsel at Ferbrache & Farrell LLP, who helped viewers understand some of the factors driving the future for English residential property as an investment opportunity over the coming months.

Mary Humphreys

Mary joined Nedgroup Trust in 2020 as a senior trust manager. She has been in the industry for 16 years, having started her career at KPMG. She has progressed through the ranks from assistant administrator through to senior trust manager, and now runs her own complex portfolio of clients. Mary also publishes a wide variety of articles.


She completed her STEP Diploma in 2012 and went on to gain recognition by attaining the STEP Certificate in Foundation Law and the STEP Advanced Certificate in Trust Disputes, both of which she passed with distinctions.

Anna Douglass

Anna joined Ferbrache & Farrell as Counsel in July 2020 from Collas Crill, where she worked for more than six years. She was Senior Associate with primary responsibility for UK residential property transactions.


She moved to Guernsey in 2013 from Dubai, U.A.E. Prior to moving to Dubai, Anna worked for 11 years for a reputable Hampshire based law firm. She read LLB Law in Southampton and was awarded the Sweet & Maxwell Prize for achievement, having secured the highest grade for her degree in her year. She went on to study her post graduate Legal Practice Course at BPP Law School in London and was subsequently admitted to the Law Society roll of solicitors in 2005.


Anna, a member of the Law Society who speaks English and Polish, deals with all aspects of security work for Private Offshore Banks and Individual Investors in Refinance of Property Portfolios. She also deals with all work relating to residential UK property, including investment buy-to-let property, new build developments, new lease work and work to rectify and extend old leases.
